Quinta da Areia is a 19-hectare plot located in the municipality of Sesimbra, between the A2 freeway and the Quinta do Conde development. Close to the site, north of the A2, are the Coina Railway Station and the Barreiro Retail Park.

The Sesimbra City Council is currently considering a Request for Prior Information for an allotment operation, authored by Gabinete Saraiva & Associados.

The project represents a break with the layout of the existing urban fabric, with the intention of designing an "order" for the "chaos" with new ideas, with a response of spaces that point to a life closer to nature, more harmonious and healthy, and linking the two urban spaces, the new and the existing, strongly intertwining them, expanding the urban ensemble, projecting new responses, but understanding the ensemble as a unique place.

Thirty-two private, independent plots are proposed (from Plot 1 to Plot 31, for townhouses, plus Plot 32, for a Commerce and Services building), with a total number of three hundred dwellings.

The total area of the private plots (following the transfers) is 45,822.5 m2 (or 44,090.0 m2 if we only consider the townhouses);
The sum of the area of the plots, or public plots (some of which are intended for the construction of collective use facilities) is 46 375.0 m2;
The sum of the maximum implantation area, at basement level, is 21,230.5 m2 (maximum 52% occupation of private plots);
The sum of the maximum implantation area on the first floor is 19,800.0 m2 for townhouses, or 20,800.0 m2 (maximum 50% occupation of private plots);
The sum of the maximum gross floor area (GFA) above ground is therefore 36,000 m2 in the case of townhouses, or 38,000 m2 if all private plots are included, in the form of 2 floors above ground, not including the basement, used for storage or parking;
The sum of the maximum above-ground gross building area (GBA) estimated for public facilities is 2,700.0 m2.
